Signs of recovery in Marbella property sales
0After December, which saw the first increase rather than drop in property sales for almost two years, all eyes were on the first indicators of the new year. Was December just a blip or had a new corner been turned and was the Spanish real estate sector beginning to find its way back to recovery?
Though the full results for the first quarter are not out yet, the first two months of the year have produced exactly what most people have been hoping for, namely an 18. 7% increase in property sales in comparison with the same period in 2009. This would seem to confirm that the Spanish property market has indeed passed its low-point and has begun the gradual road to recovery.
Within the broader Spanish market the Marbella area seems to be one of the top performers, and one of the first to record positive growth. According to figures released by the National Institute of Statistics (INE), Malaga comes fifth overall in property sales volumes, behind the likes of Madrid, Barcelona, Valencia and Alicante, but amongst these areas it stands out for the international demand for its real estate and lifestyle options.

During recent talks with local and foreign businesspeople, Marbella’s mayor Angela Muñoz explained how the market was recovering and how it would receive further positive impulses from the coming into effect of the town’s new town plan. The latter, which legalises 16,000 properties that have been in limbo for years, will allow these homes to come back into the market, and above all it will give guidelines to developers and new confidence to the local market as a whole.
The most astonishing bit of news to have come out of these meetings, however, was that first quarter sales in Marbella reached 2499 â an increase of more than 200% over the same period last year! While most of us expected an increase, even a reasonably significant one, this was a figure that has caused quite a stir both locally and abroad. The source is said to be the Marbella tax office, according to which 2499 homes were sold in the first three months of this year, compared to 802 in 2009 â but also 1263 in 2008 and 1602 in 2007.
Indeed, if they are correct these figures point to the best first quarter in many years, long before the local property market started to slow down. “While many have questioned the accuracy of these astonishing figures,” says Michael Liggan of Altavista Property Spain, “the excitement around them has concealed the true message â namely that, regardless of whether the market grew by 20% or 200% compared to last year, it now seems that recovery has really set in. ” It’s an analysis supported by the Instituto de Práctica Empresarial, a specialist business school for the real estate sector, which forecasts an overall 15% growth in the region for 2010. One way or another, the Marbella property market seems to be regaining its confidence.

In Blender 3D, you have a wider range of options for creating detailed characters, such as adding geometry for details, using curves and surfaces, and sculpt mode. These high-polygon models work well for rendering. However, if such a model is placed in the Game Engine, the animation would slow down to an unacceptable level. Some commonly used techniques, such as subsurf, are not available in the BGE. BGE characters should be low-polygon for best performance. However, they can’t be too low-poly, because the characters will look too much like rectangles and squares. In addition, you need enough geometry to do realistic animations in the BGE, such as walk cycles and lattice deformations. So creating a character for the Blender Game Engine is a tradeoff. In this tutorial, which is based on Tony Mullen’s discussion in Mastering Blender, a book I recommend if you want a great introduction to Blender in more depth, I show a recipe for creating a character for the BGE. Marbella market in overview – now is the time to buy
0The Marbella market is of great importance to Quantum Mortgages as it represents a sizeable portion of our global business. Since many of our clients use our services to buy properties in this region we thought it would be interesting to look at the current state of the Marbella market.
Most readers will know about the lengthy and intense property boom and the equally intense recession that followed it in the wake of the financial crisis of 2008. In Marbella, property was in bloom from the late nineties all the way up to 2006, when the market started to slow down in advance of the financial crisis. The latter had an acute effect on the Spanish real estate sector, though the best properties in the best areas continued to sell even during the downturn â albeit at prices that are now some 5-20 per cent cheaper than their 2007 peak levels.
2009 was another tough year, but since December the previous 18 months of successive decline in property sales have been converted to successive months of growth. The conclusion is that the market is through the worst of the storm and that it is showing the early signs of recovery, though this is going to be a gradual one, not a sudden jolt upwards.
Where some areas have suffered terribly, the Marbella area has shown its resilience thanks to a persistent demand for the climate, lifestyle and services it offers so close to the main centres in Europe. This is particularly true of the middle to higher range properties, where choice, quality and prices are attractive, but also in the lower end of the market, where large discounts are enticing experienced investment buyers back.
Exchange rates, interest rates and bottom line costs
While the mass market fell away it is especially the experienced property buyers and investors who have capitalised on falling prices (up to 50 per cent in some cases, though generally around 25 per cent), fluctuating exchange rates and the lowest interest rates for many, many years.
The European Central Bank, which controls monetary policy for the Eurozone, has pushed interest rates to historic lows in an effort to stimulate the European economies back into growth. Individual countries have added their own localised stimulus packages, and while many of these are coming to the end of their shelf life the fact that interest rates still stand at 1 per cent means that we can obtain mortgages at low rates of between 2 and 3 per cent.
Falling prices and very low interest rates combine to make this an ideal climate in which to buy property, renegotiate an existing mortgage or release equity on the full property. For a long time a weak pound meant British buyers could not enjoy benefit of these savings, but since the beginning of the Greek financial crisis the pound has regained much ground in relation to the euro, making it a triple whammy for those buying with sterling. Scandinavian buyers are similarly finding their buying power much enhanced thanks to their strong currencies.
With the beginnings of a property market recovery in the air, combined with low interest rates and a favourable pound or krona to euro exchange, we can recommend Marbella as a very attractive market to buy in.
